Our Home Selling System was developed to provide our clients with a consistent and proven method to price their homes appropriately, prepare their homes for sale, and get the word out to as many prospective buyers as possible. Our system has had consistent proven results with an average of 2.6 Days to Offer.  Yes, you read that correctly.  We list on a Friday and are typically under contract on Saturday or Sunday at or above list price.  In summary, I tell my Sellers its all about Pricing, Presentation, and Marketing.

Pricing

The most important step in selling your home is pricing it correctly from the onset. It’s a well-known fact that overpriced homes take longer to sell and usually sell for a lower price. Since the quantity of your showings will dramatically decrease just after the first few days on the market, it is crucial that your initial list price matches buyer expectations while the excitement is still high.  Our proprietary system of understanding market value of your home has a proven track record of knowing what Buyers that are out there are willing to pay for your home.  If we can get even just two of them interested in your home right out of the gate, then there is a high probability that we will get more than market value for your home.

Presentation

In order to get top dollar for your home you have to make sure your home looks its best: complete any repairs, stage your home, etc.

Even some of the small things can make a difference, from how the home smells, how welcoming it feels, and its curb appeal. Draw in buyers by paying attention to details here!  Since “Presentation” is the second most important factor in selling your home, we provide professional staging services by Sandy Gantz of Distinctive Home Staging at our cost to all of our clients.  Why?  While expensive, we know it works, and we want to give our clients the best shot of getting exceptional results.

Marketing

So you’re priced right and the home looks great, but if nobody sees it then its all for naught.  You will want your home exposed to the largest Buyer pool possible.  That includes the MLS, hundreds of internet sites, social media, etc…  Also, you want top notch photography, video, drone footage, 3D Matterport Virtual Walkthrough of the home, etc.  Yes!  We do all of that for every one of our Sellers.
